Average rents rise across the Midlands in early 2026

A report released today from one of the Midland’s leading lettings and estate agencies, John Shepherd, reveals the average rent in the ‘Heart of England’ is now £990 per calendar month (pcm), with affordability remaining a key draw for tenants relocating from more expensive regions, helping to support consistent, sustainable growth.
The lettings market has experienced notable growth, with available properties rising 34% year-on-year. Key regional hotspots such as Birmingham, Derby and Nottingham are seeing heightened activity due to several Build to Rent (BTR) schemes contributing to improved housing availability for tenants, making them attractive locations for landlords and investors.
The lettings market in Birmingham and Nottingham continues to benefit from the recent business investment influx; trends indicate that younger generations are gravitating towards the Midlands as an alternative to working and renting in the Capital or other major cities.
The report also highlights an increase in buyer interest in auctions, with the modern method now gaining wider recognition as a mainstream and established way of acquiring property. Agreed sales have risen by 40% this quarter compared to the previous period, signalling a strong start to the year for the Midlands market.
