According to our latest Quarterly Insights (LQI) statistics, landlord confidence across the country remains steady, with instructions rising by 2%. Letting activity has also increased by 1%, while average rents have grown by 6%, highlighting the market’s continued resilience and upward trajectory.  

In Nottingham, the John Shepherd Student team supports a large and growing student population and its landlords, offering a wide range of rental accommodation close to major institutions such as the University of Nottingham and Nottingham Trent University. In 2025, tenant demand increased by over 6% while available supply fell by 10%, driving a 5% rise in rental values.  

Nottingham continues to offer a strong balance between affordability and yields, in some cases as high as 11%. High demand for HMOs, competitive rental pricing at an average of up to £169 per person per week and a large student population are underpinning consistent performance.
