Average monthly rents now above £1000 in the Midlands

A report released today from one of the Midland’s leading lettings and estate agencies, John Shepherd, reveals the average rent in the ‘Heart of England’ is now £1,035 per calendar month (pcm).  

The lettings market in the Midlands has been adjusting to the implementation of the Renters’ Right Act (RRA) earlier this year – with the new report revealing that the removal of fixed term contracts has not caused a wave of tenants to move as predicted. The data shows tenants moving out of their rental accommodation is down 14% this quarter, compared with the same period last year, suggesting tenants are choosing stability over flexibility.  

The perception that properties are not selling in 2026 is not reflected in local market activity, according to the report. Seasonality is no longer the defining factor and when sellers are ready, they move. Affordability is now shaping a more strategic style of house-buying as interest rates and the cost-of-living impact decisions.  

Beyond the listing price, on-the-ground intelligence is proving just as important. Sellers who proactively highlight energy efficiency and community amenities are securing deals faster than those relying on competitive pricing alone, which is a sign that buyers are evaluating both long-term value and upfront cost.

The £800,000 to £1,000,000 price band has made notable impact in the market this quarter. At one particular property, 14 viewings led to a sale within a single day, achieving £50,000 over the asking price, evidencing that well-priced, well-presented homes still attract strong competition.
